INDIANA – Ambrose Property Group announced today the new Indianapolis Logistics Park – Northwest (ILP-NW) in Whitestown, Indiana. Located along Interstate 65 just off the new 131 exit at CR 550 S, the park is ideally configured for bulk distribution and local and regional distribution and will feature three Class A industrial buildings with the potential for future park expansion.
Development on the first two buildings in the park began earlier this month. Both buildings will be 233,000 square feet and can be demised to accommodate tenant requirements as low as 40,000 square feet. They will be available for tenant fixturing by the end of 2024 with anticipated completion in Q1 2025. Both buildings will seek LEED (Leadership in Energy and Environmental Design) certification through the U.S. Green Building Council. A third 248,000-square-foot building site is currently available for build-to-suit.

In addition to the start of construction, Ambrose has signed a lease agreement with Kattsafe, a manufacturer of height access and fall production products. Kattsafe has existing operations in Whitestown on the west side of I-65 along Indianapolis Road and will occupy 93,781 square feet in Indianapolis Logistics Park – Northwest.

Indianapolis Logistics Park – Northwest is located in Whitestown, Indiana, one of the state’s fastest-growing communities. According to the U.S. Census Cureau, Whitestown’s population has grown from less than 500 in 2000 to an estimated 13,000 as of July 2023, with the majority of that growth occurring in the past decade. This residential growth has been coupled with significant retail and industrial developments, primarily along I-65, with anticipated continued growth over the next decade.
The park offers immediate access to I-65 via the new Exit 131 diverging diamond interchange at CR 550 South, which opened in June 2023.
The general contractor for the buildings is Compass Commercial Construction Group. Design partners are Curran Architecture and Kimley-Horn. The Indianapolis office of CBRE will handle marketing and leasing for the park. Ambrose has partnered with Horizon Bank and Home Bank on the construction loan. Ambrose’s total investment in this development is expected to exceed $75 million.
